With extensive experience negotiating commercial real estate leases nationwide, Erin has successfully represented a diverse range of clients, from local small businesses to international, multi-billion dollar companies. Erin delivers strategic and practical solutions to meet the complex needs of clients in the commercial real estate sector.
Erin represents landlords locally, regionally, and nationally, negotiating retail, industrial, and office leases that keep projects on schedule and within budget. She advises an international, multi-billion-dollar company across multiple states, harmonizing national standards with varying state requirements. Her work covers use and exclusivity clauses, build-out and delivery milestones, operating covenants, and remedies that align legal risk with business priorities.
Erin advises owners of open-air shopping centers and enclosed malls on new leases and amendments for anchor, outparcel, and in-line space including leases with national brands such as O’Reilly Auto Parts, Burlington Coat Factory, Grocery Outlet, Dollar Tree, Dollar General, Ollie’s Bargain Outlet, Skechers, Cycle Gear, Planet Fitness, and Applebee’s. She structures co-tenancy protections, percentage rent, assignment and subletting provisions, and operating covenants that support long-term asset value and redevelopment strategies.
Erin guides buyers and sellers through acquisitions and dispositions of retail and office properties, managing contract negotiation, diligence, title and survey issues, estoppels and SNDAs, and coordinated closings. She also supports portfolio transitions for a large special servicer following foreclosure of retail, office, and industrial assets, handling day-to-day leasing and property needs to stabilize occupancy and advance asset management plans.
Erin counsels solar project developers and property owners on solar leasing options, tailoring site-control documents to address term, access, title, financing consents, and decommissioning. Her approach balances developer timelines with landowner expectations to position projects for efficient permitting and construction.
